- What can I say about Radon…? Colorless odorless radon gas is a cancer-causing radioactive gas. Radon is estimated to cause about 21,000 lung cancer deaths per year, according to EPA's 2003 Assessment of Risks from Radon in Homes (EPA 402-R-03-003). - Septic Dye Test
- Iowa State Home Inspection’s recommends that you have the septic tank located, uncovered, pumped and inspected by a licensed septic company. We can perform a septic dye test which is limited in scope looking at the leach field surface only. This test can not be performed after the ground freezes. Septic systems can be very expensive to replace! Spend a few extra bucks and do it right!
- Water Flow
- If you’re purchasing a home with a well or spring you should consider a flow test. A well flow test will let you know how many gallons of water per minute your well will deliver. A common well flow test is 3 gallons per minute for 1-2 hours. Most interior shower heads and faucets are designed to only let 3 gallons of water per minute flow out. The gallons per minute are most likely spelled out in your contract.
- Water Quality Analysis (Bacteria)
- If you’re purchasing a house with a well or spring feed water supply you will want to have the bacteria levels checked. High levels of bacteria in the drinking water can cause health issues. The good news is that it can be removed. There are a number of filtration systems available if needed. For more information try cnawater.com If you live in a high agricultural area you may want to consider Nitrate and nitrite testing (fertilizer). Long term exposure to Nitrates and Nitrites can cause health issues. This to can be filtered if needed.
- Certified Termite Inspection
- Most of the time it is referred to as a termite inspection, however, we look for more than just termite infestation. We also look for signs of carpenter ants and powder post beetles. While many think iowa is to cold for termites, they are very common. The farther north you go you may not find termites but you will find carpenter ants and powder post beetles. We believe that yearly insect inspections are very important to all homes.
- Mold Testing
- Mold and air quality testing should be part of your home inspection. The only way to know is to test.
- If you suspect mold in your home or in the home you are purchasing, mold testing or indoor air quality testing is a must! But first you should schedule a mold inspection by a certified mold inspector. If visual mold is found it should be tested as to the specific type of mold. You may also want to consider indoor air quality testing as well to determine the levels of mold spores air bourne.
- You should also consider indoor air testing when you DO NOT see mold. Odor is a good reason to test. When you smell that musty or unusual odor in the house, thats a good time to test. Testing is not complicated but can get expensive without having a specific plan. THE ONLY WAY TO KNOW IS TO TEST!
- Testing should be performed if you suspect the home has water infiltration problems or has ever had water problems from a roof leak, plumbing or foundation leak.
- If you have had any type of mold remediation/remove performed, testing is the only was to be sure that mold is gone confirming removal was done properly.
